10 Renovation Tips to Increase the Value of Your Home

‘Tis the season for renovating your home! Many of our clients have been reaching out to us asking about which renovations would increase their property value the most, and because we were getting so many inquiries, we decided to write this month’s blog on our top 10 renovation tips that will help increase your property value!

So without further ado, let’s dive right in.

1. HIRE THE RIGHT CONTRACTOR FOR THE JOB

This is so important because the LAST thing you want is a poorly done renovation that will end up costing you an arm and a leg down the road. Do your research and make sure you hire someone that has lots of experience; if you hire someone with little-to-no experience just to save money, this won’t give your property the increased value you’re wanting.

Time and experience matters which is why so many here on Vancouver Island trust our team for their big and small renovation projects.

2. KITCHEN RENOVATIONS

One of the most popular renovations to do and the one that will help increase your property value a tremendous amount. We recommend focusing on the cabinets, countertops, and appliances to give your home a modern look and feel.

3. BATHROOM REMODELING

Another room that will add value to your property is the bathroom. There can be lots done, from installing new cabinetry, light fixtures, and flooring to considering things like a soaker tub and glass walk-in shower.

If you want some inspiration, contact us, and we’ll show you some projects that we did in the past!

4. ENERGY EFFICIENT UPGRADES

Homes these days are more energy efficient and automated than ever, so adding energy efficient upgrades to yours will only boost its value. We recommend upgrading your home’s insulation, windows, and HVAC system to make it more energy-efficient and cost-effective, and even installing automatic timers on things like bathroom fans, smart toilets or even appliances with connected technology.

PRO TIP | As a BC resident, you should look at government grants when retrofitting your property for energy efficiency because you might be eligible for some!

5. FINISH THE BASEMENT

A finished basement will do wonders for increasing your property value, as an additional living space or entertainment area can add significant value to your home. This space could be rented out to a tenant if you so choose and become a mortgage helper.

6. ADD A ROOM

Not sure what to do with that extra space in your house? Adding a room to your home is a great option to not only intrigue buyers when you decide to sell your home, but also to get top dollar for your property as well! Rooms that we have added to homes all across the region have been a home office, guest bedroom, game room, entertainment/bar area, and even a gym! There are so many options.

PRO TIP | If you have the yard space, add external rooms/additions to the home.

7. CREATE GEOMETRIC ACCENT WALLS

A geometric accent wall will not only give your room a splash of modernity, but it will give your space that “wow factor” that you typically see in most contemporary homes these days. For geometric ideas (it’s our specialty), get in touch with us.

8. FLOORING UPGRADES

Your floor is one of the first things that people notice when they walk into your home, so upgrading it is a great idea! The simple addition of hardwood or carpet can give your home a fresh, updated look and feel.

PRO TIP | Don’t be afraid of going to auctions for your materials.

9. ADD A FRESH COAT OF PAINT

This is a very underrated point. A fresh coat of paint and wallpaper can make your room seem new, especially if you get the right colours. Not only will it help modernize your home’s interior, but be very attractive to potential buyers.

10. LANDSCAPING AND CURB APPEAL

First impressions are lasting impressions, and we can’t tell you enough how important curb appeal is. When people are looking to buy, they are always driving through neighborhoods to scout out homes, and if your home has a “for sale” sign up and no curb appeal, good luck getting top dollar.

A well-maintained yard and attractive landscaping can significantly increase the value and appeal of your home. Focus on the garden, tidy the yard up, clean the siding and roof, and add some new light fixtures that give the home a modern look.
